Thorpe-le-Soken Roof Survey
Need a roof survey in Thorpe-le-Soken? We can help, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Slates or tiles that have slipped or broken
- Standing water on a flat roof
- Blocked, sagging or leaking gutters
How the survey works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Homes around Thorpe-le-Soken often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

About our roof survey in Thorpe-le-Soken
Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey clay and concrete tiles, natural slate and the roof space, and common reasons people get in touch are leaking gutter joints and downpipes and flashings that have come away from the wall.
Trees around homes in smaller places like Thorpe-le-Soken drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Can I check my roof myself?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Watch for slipped slates after bad weather
- Have details of recent roof work to hand
- File the report with your home documents
- Mention any damp patches when booking
Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
Different roofs, different checks
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
Questions from Thorpe-le-Soken
Does being near the coast affect roofs in Thorpe-le-Soken?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you survey roofs for landlords with property near Thorpe-Le-Soken station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and a few details, including who will give access on the day.
Are you insured?
Our cover is professional indemnity plus public liability.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
When you need someone else
It is useful to know what a survey will not do before you book:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Structural calculations (that’s a structural engineer’s job)
- An exact number of years the roof has left
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What a roof survey looks like in Thorpe-le-Soken
Thorpe-le-Soken lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Thorpe Hall, about 0.4 miles south, is one of the historic houses in the wider area around Thorpe-le-Soken. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Take an older house close to Parish Church of St Michael: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Thorpe-Le-Soken station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Rolph CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
