Thorpe-le-Soken questions
Will you come out to Thorpe-le-Soken?
Yes. Thorpe-le-Soken is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in Thorpe-le-Soken listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Gutter survey in Thorpe-le-Soken: what you get
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at joints that drip after rain and hoppers and outlets full of debris, across parapet and box gutters, downpipes and valley gutters.
Around Thorpe-le-Soken, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

Why act early in Thorpe-le-Soken
A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Homes in smaller places like Thorpe-le-Soken can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Gutter surveys in Thorpe-le-Soken: local notes
The coast is about 2 miles or less from Thorpe-le-Soken, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Historic houses like Thorpe Hall, about 0.4 miles south, show how far back building in the area around Thorpe-le-Soken goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Rolph CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Parish Church of St Michael, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Thorpe-Le-Soken station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

- Photos of the roof, taken safely from the ground or a window
- Anything about access we should know
- When you need the report by
Unsure which package suits your roof? It’s easiest to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s behind fascias and inside walls
- What’s hidden inside a downpipe
- Confirming asbestos in older rainwater goods
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
What this survey covers
- Valley gutters
- Downpipes
- Fascias and soffits
- Parapet and box gutters
- Eaves gutters
- Outlets and hoppers
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Get the gutters cleaned out every year
- Have overhanging branches cut back
- Leave gutter checks at height to someone equipped for it
- Make sure downpipe clips are holding
If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
What happens on the day
Once we have finished looking, we write up our findings as a written report with photos. On timing, most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Some parts of a survey depend on the weather, so a visit to Thorpe-le-Soken is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Have any questions written down, so nothing gets missed
