Gutter survey in Pig Street

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at water backing up from a hidden gutter and brackets that have dropped or snapped, across eaves gutters, fascias and soffits and outlets and hoppers.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Pig Street, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photos and recommendations.

How to prepare

  • Jot down any questions you want answered
  • Leave side gates unlocked

Advice

Leave it or get it looked at?

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Outbuildings and barns around Pig Street are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

What a gutter survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sections we cannot view safely
  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. The full list of what we check.

What we look at

  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Downpipes
  • Fascias and soffits

Do you need a gutter survey in Pig Street?

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

Things that frequently lead to a survey include:

  • Water spilling over the gutter edge
  • Joints that drip after rain
  • Water backing up from a hidden gutter
  • Leaves and moss blocking gutters

For site and facilities teams at buildings like Rolph CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will the report include photos?
  • Whether VAT is added on top
  • How soon the report will arrive

What a good roof survey covers

Pig Street questions

Is the coastal weather around Pig Street hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Pig Street is within about 3 miles of the coast.

Do you cover smaller places like Pig Street?

Yes, Pig Street is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Will the survey check for asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How do I arrange a gutter survey in Pig Street?

Just call 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Check that downpipes are firmly fixed to the wall
  • Look for green streaks or damp patches on walls
  • Get trees that overhang the gutters trimmed
  • Watch the gutters during heavy rain

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Local roofs in Pig Street

Pig Street is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Thorpe-Le-Soken station, a dated record of the roof is useful when planning maintenance across a let.
