Tips that help

Small things make a difference. Our tips:

  • Check the roof from ground level after storms
  • Photograph stains when they appear
  • Do not climb onto the roof yourself
  • Clear the loft hatch area before we arrive

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

How a roof survey works in Tendring Green

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey the roof space, chimney stacks and flat roofs, and common reasons people get in touch are loose ridge or hip tiles and flashings that have come away from the wall.

Somewhere as small as Tendring Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Booking your survey

Some details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • When you need the report by
  • The kind of building and roof involved

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.

Your questions about roof surveys in Tendring Green

Is the coastal weather around Tendring Green hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.

Do you survey roofs for landlords with property near Weeley station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or drop us an email.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a written report with photos and recommendations.

Do you go up on the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Surveys for landlords and agents in Tendring Green

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photographs.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run seven days a week, which can make access easier.

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. We note any lean or loose pots.

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Somewhere as small as Tendring Green, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

Before the survey

  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Tendring Green homes and their roofs

Tendring Green lies within about 4 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Weeley station may find that a dated record of the roof is useful when planning maintenance across a let. Thorpe Hall lies about 3.6 miles south-east, so building around Tendring Green goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you live in an older home near Church of St Edmund, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
