About our chimney survey in Walton-on-the-Naze
A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. If you’ve noticed signs that a stack is leaning and lifted or split lead flashings, a survey will tell you what’s going on, on chimney pots and cowls, shared and party-wall stacks and chimney breasts alike.
In a smaller place like Walton-on-the-Naze, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How it works
The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours at a house, as part of a look at the roof around the stack. With a bit of garden around a house, as there often is around Walton-on-the-Naze, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Keep pets in another room
- Show us where any leaks or stains appear

Questions from Walton-on-the-Naze
Is Walton-on-the-Naze within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in Walton-on-the-Naze listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you survey in bad weather?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Will you go up on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos.
Checking the roof from ground level
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Useful tips for Walton-on-the-Naze property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Ask about consent before removing a chimney on an older property
- Glance at the stacks from the street now and then
- Check unused flues are capped with ventilation
- Make sure fixings on the stack are secure
Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.
Walton-on-the-Naze homes and their roofs
The coast is about 1 mile or less from Walton-on-the-Naze, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Historic houses such as Thorpe Hall, about 4.2 miles west, show how far back building in the area around Walton-on-the-Naze goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Trees in and around Frinton Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you let a flat or house near Walton-On-The-Naze station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Walton on the Naze Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Areas we can’t view from safe positions
- Whether a gas appliance or its flue is safe
- Flue inspections or sweeping
If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and does not.
