Flat roof survey in Frinton-on-Sea: what you get

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey felt flat roofs, upstands and outlets and GRP fibreglass, and common reasons people get in touch are ponding water that doesn’t drain away and a sagging deck under the covering.

Flat roofs in smaller places like Frinton-on-Sea can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Have the roof looked at again after a severe storm
  • Check ceilings under the roof for damp patches
  • Check that new brackets or units haven’t damaged the covering
  • Never stand on rooflights or fragile sheeting

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Questions from Frinton-on-Sea

Will you come out to Frinton-on-Sea?

Yes. Frinton-on-Sea is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is my home in Frinton-on-Sea listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Can you test old roof sheets for asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • Height and safe access

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you get in touch

A little information up front helps. It’s useful to include:

  • Where water is showing inside, if it is
  • Anything about access we should know
  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Parts of the roof that are not safe to walk on or view
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

The survey, step by step

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. For a survey in Frinton-on-Sea, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Jot down any questions you want answered
  • Make sure pets are kept safely away
  • Mention any parking restrictions on your street

What a flat roof survey looks like in Frinton-on-Sea

The coast is about 1 mile or less from Frinton-on-Sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Frinton-On-Sea station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near St Mary Magdalene, the flat roofs on later extensions tend to wear out long before the main roof. Thorpe Hall, about 3.6 miles west, is one of the historic houses in the wider area around Frinton-on-Sea. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.
