How a roof survey works in Ramsey

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey chimney stacks, ridges, hips and valleys and natural slate, and the problems we’re asked to look at most are water stains on rafters and ceiling joists and cracked mortar along the ridge.

Older buildings in small places like Ramsey may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we look for on each type of roof

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

What we are asked to look at in Ramsey

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

People usually book a survey when they’ve noticed one of these:

  • Ponding, splits or blisters on flat roofs
  • Gutters that overflow in heavy rain
  • Condensation or damp timbers in the loft
  • Slipped, cracked or missing slates and tiles

If you look after a building such as Harwich and Dovercourt High School, a written record of a large roof helps plan work for the holidays rather than in term time.

Before booking any roof surveyor

  • How soon the report will arrive
  • Will they check the loft as well as the outside?
  • Their insurance cover
  • What the survey won’t cover

Ramsey questions

Do you cover smaller places like Ramsey?

Yes. Ramsey is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs for landlords with property near Wrabness station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

How do I book a survey in Ramsey?

Just ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

What we can’t see

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof
  • Whether the roof structure meets design loads

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Ramsey often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Let us know about parking near the property
  • If you are buying, let the agent know when we’re coming
  • Show us where any leaks or stains appear

Related advice

Before and after the survey

Here are a few things we’d tell any owner:

  • Mention any damp patches when booking
  • Photograph stains when they appear
  • Gather any paperwork for past roof work
  • Clear the loft hatch area before we arrive

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Landlords, agents and block managers in Ramsey

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

What a roof survey looks like in Ramsey

Ramsey is within about 1 mile of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Wrabness station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church like Parish Church of St Michael are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Ramsey is about 2 miles west of Harwich, in Essex. Houses, flats, blocks and commercial buildings in Ramsey can all book roof surveys. Ramsey is one of the places in Essex we cover for roof surveys. You can also see our page for Chelmsford.
