Wind, rain and roofs in Ramsey
Ramsey is within about 1 mile of the coast, so storms can arrive with strong gusts off the water. What counts as a storm is set by each policy, often gusts of around 55 mph, and the insurer makes the decision. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. The covering and its details give the first clues when tracing where water is coming from.
If you own a rental within reach of Wrabness station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near Parish Church of St Michael, lead flashings, valleys and old chimneys are typical places for water to get in.
Ramsey is about 2 miles west of Harwich, in Essex. Anywhere in Ramsey, we can come and survey your property. We cover towns and villages across Essex, large and small. There’s also a page for Chelmsford.

Storm damage roof report in Ramsey: what you get
Each roof is looked at from the safest viewpoints available: the ground, windows and vantage points, the loft where there’s access, and the roof itself where that’s safe. Every area of damage is photographed and described. If part of the roof can’t be seen, the report says so. The report, with photos, is yours to pass to your insurer. Typical surveys look at stains appearing after strong winds and damaged flat roof membrane, on flashings, flat roofs and chimney stacks.
Somewhere as small as Ramsey, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

What else we do in Ramsey
Ramsey: your questions answered
How do I find out if my home in Ramsey is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Does being near the coast affect roofs in Ramsey?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Ramsey is within about 1 mile of the coast.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you work in Ramsey?
Yes, we do. Ramsey is part of the area we cover, and the service is the same as everywhere else we work.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
Do you climb onto every roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Do you need a storm damage roof report in Ramsey?
Landlords and managing agents book reports to keep a record for owners and insurers. The report can be shared with owners, tenants or insurers.
Typical things we are asked to look at include:
- Gaps where slates or tiles have gone
- Broken or displaced guttering
- Holes or cracks caused by debris
- Damaged ridges and hips
Anyone responsible for a site like Harwich and Dovercourt High School will know that tracing a leak on a big roof starts with where the water appears and works back.
What to check before booking
- What insurance they carry
- Which parts of the roof they’ll actually see
- Whether VAT is added on top
- Do they have a CAA Flyer ID and Operator ID for drone work?
Before and after the survey
Small things make a difference. Our tips:
- Arrange temporary cover with a roofer if rain is getting in
- Keep any slates, tiles or debris that fall, if it is safe to do so
- Take photos from the ground or a window, never by climbing
- Look at what your policy says about wear and tear
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Store invoices and reports for any roof work. They can help show the roof was looked after.
How it works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Ramsey often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know what happened and whether a roofer has made the roof safe.
- We check inside, including the loft where there is access, for water damage.
- The roof is inspected from ground level, windows and the roof where it is safe.
- We record fresh damage and older defects.
- The report, with photos, is emailed to you.
How to prepare
- Leave side gates unlocked
- Move anything stored under the loft hatch
- Buyers: confirm access with the estate agent or seller

Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
