Electronic Leak Detection in East Mersea
We take a careful look at the flat roof membrane at your property in East Mersea, and put it all in a written report with photographs.
- Holes around roof penetrations
- Leaking laps in the waterproofing
- Leaks showing away from the breach
How it works
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like East Mersea can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- First, you let us know about the roof build-up and where water is showing.
- We check that the membrane and build-up suit electronic leak detection.
- The method depends on the membrane and what sits above and below it.
- We test the membrane and find where current is passing through it.
- You get a report showing where each breach is, for your roofer to repair.
Before we arrive
- Leave a clear route to the loft
- For flats, make sure roof access has been agreed
- Keep pets inside or away from the areas we’re looking at

Electronic leak detection for homes and businesses in East Mersea
ELD can be carried out in more than one way. Low-voltage testing is usually done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. We’ll say if your roof does not suit either method before any testing starts. Common reasons to book are repairs that haven’t stopped the leak and stains far from any visible defect, on green roofs, single-ply roofs and roof terraces and balconies.
In a small place like East Mersea, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What electronic leak detection doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Build-ups without a suitable layer below
- The extent of water in the insulation
- Fixing the holes we find

Common questions in East Mersea
Is East Mersea within the area you cover?
Yes. East Mersea is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is my home in East Mersea listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Does ELD include fixing the breach?
No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Tips that help
Here are a few things we’d tell any owner:
- Limit access to the roof
- Use boards when working on the roof
- Do not keep patching the same spot
- Keep a note of leaks after rain
Where the evidence points to walls, copings or rooflights, we’ll note it, so other causes can be checked.
Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.
For landlords and managing agents
We survey roofs for landlords and agents as well as homeowners. A written report with photographs gives you a clear record of the flat roof membrane, useful for planning maintenance.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
What electronic leak detection looks like in East Mersea
East Mersea is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
If you let a flat or house near Alresford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If your house is among the older ones in the streets near Parish Church of St Edmund King and Martyr, flat-roofed rear additions and dormers added over the years are worth checking.
East Mersea is about 7 miles west of Clacton-on-Sea, in Essex. We survey roofs in East Mersea and the rest of Essex. East Mersea is one of the towns and villages in Essex where we work. Chelmsford is in our area too.

Why act early in East Mersea
Some breaches are too small to see. ELD picks up breaches a visual check might miss, on suitable membranes. In a place like East Mersea, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
