Need new roof snagging in Little Common?

New roof snagging for homes and businesses in Little Common

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen, from ground level, vantage points, the roof space and the roof where safe. You then get a report with photos to share with your roofer. We are frequently asked to look into damage to other parts of the building and cracked mortar at the ridge or hips, across new-build homes, loft conversions and dormers and replacement roofs.

For a small place like Little Common, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Little Common questions

Do you carry out roof surveys in Little Common?

Yes, Little Common is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Little Common?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What does a new roof inspection include?

We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

Do you lift tiles to check the fixings?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

How long does new roof snagging take?

A visit normally takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. We will give you an idea when booking.

When should I book new roof snagging?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Landlord and commercial surveys in Little Common

Businesses and commercial landlords can book us too. Bigger roofs take more time.

We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the new roof, which helps you plan work between tenancies.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • File all paperwork for the new roof
  • Let your roofer know an inspection is planned
  • Check that gutters weren’t left full of offcuts
  • Put any issues to your roofer in writing

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them; we report on what we see.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

What we look for on each type of roof

Flashings

Flashings seal the roof to walls and chimneys. We check how they’re dressed, fixed and pointed.

Clay and concrete tiles

Tiled roofs frequently have snags at the verges and eaves. They get close attention.

Why act early in Little Common

Leaving debris in gutters can cause overflows that soak walls. Finding it now is simpler than tracing damp later. Around Little Common, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

How the survey works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Older rural homes like those around Little Common can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First, you tell us what the roofer did and any concerns you have.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Before the survey

  • Check pets are kept safely away
  • Jot down any questions you want answered
  • Make sure the loft hatch can be reached

Advice

What new roof snagging looks like in Little Common

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Landlords with a home close to Braintree station may find that a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Church of All Saints: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
