Landlord roof survey in Little Common: what you get
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. If you’ve noticed damp or stains in top-floor flats and loose ridge or hip tiles, we can find out what’s behind it.
Older buildings in small places like Little Common may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Tips that help
Over many surveys, some simple habits stand out:
- Get legal advice on lease responsibilities
- Make leak reporting easy for tenants
- File each roof report for future reference
- Put urgent roof work at the top of the list
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.
Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings with gutters cleared every year.
How the survey changes by roof type
Shared chimney stacks
Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
Flat roofs on blocks and rear additions
Outlets on flat roofs block easily leaving water standing. They’re checked during the survey.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Landlord roof surveys in Little Common: local notes
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Braintree station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Rayne Primary and Nursery School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs.

Little Common questions
Is Little Common within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
I let a flat near Braintree station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will you walk on the roof?
Only where it is safe to do so. We inspect what can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. The written report follows by email.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
How it works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours for a single let house, with blocks of flats taking longer. Somewhere like Little Common needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You tell us about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- If you are buying, check with the agent that we can get in
- Let us know about parking near the property
- Jot down any questions you want answered
