Landlord roof surveys near Row Green

About our landlord roof survey in Row Green

We survey let and shared roofs in Row Green and across London and the South East. A visit normally takes between one and two hours for a single let house, with blocks of flats taking longer. We inspect from ground level, vantage points, the loft space and the roof where it’s safe including by drone where applicable. A written report with photos follows. We survey flat roofs on blocks, converted houses and rented houses, and common reasons people get in touch are loose ridge or hip tiles and leaks into upper flats.

Older buildings in small places like Row Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

For landlords and managing agents

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Give tenants a simple way to report leaks
  • Book gutter clearing at least once a year
  • Keep past survey reports with the building’s records
  • Tell tenants when we are coming

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

What a landlord roof survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Responsibility under a lease
  • Structural calculations or an engineer’s report
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What a landlord roof survey looks like in Row Green

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Anyone responsible for a site like White Court School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to The Church in Great Notley: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Cuckoo Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Row Green: your questions answered

I let a flat near Braintree station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Do you cover smaller places like Row Green?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Does the report help with maintenance planning?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

Leave it or get it looked at?

Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Checking the roof from ground level

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Row Green, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

How to prepare

  • Let us know about parking near the property
  • Leave a clear route to the loft
  • If you’re buying, check with the agent that we can get in
