Electronic leak detection for homes and businesses in Row Green
ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It can be used to trace an existing leak or check a new membrane before handover. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Just ask about your roof. If you’ve noticed failed seams and laps and holes around roof penetrations, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Row Green, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.
What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. If you have questions on the day, just ask. Somewhere like Row Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- You receive the results to pass to your roofer.
Before we arrive
- Have any questions written down, so nothing gets missed
- For flats, check roof access has been agreed
- Tell us where we can park nearby
Getting a price
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

Your questions about electronic leak detection in Row Green
Do you cover smaller places like Row Green?
Yes, Row Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How do I find out if my home in Row Green is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does electronic leak detection work on all membranes?
It depends on the membrane and the build-up. Share any details you have and we’ll confirm suitability.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do you survey on Saturdays and Sundays?
We carry out surveys seven days a week. To arrange a date, call 07833 053749 or send us an email.
What this survey can’t tell you
It’s a careful look at the flat roof membrane, not the whole story. The main limits are:
- Water entering through details rather than the membrane
- How wet the insulation is
- Sections we can’t safely access
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Single-ply roofs
- Commercial flat roofs
- Liquid-applied waterproofing
- Roof terraces and balconies
- Green roofs
- Flat roof membranes
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
What electronic leak detection looks like in Row Green
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For landlords with property near Braintree station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like White Court School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Useful tips for Row Green property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep foot traffic on flat roofs to a minimum
- Keep a note of leaks after rain
- Have roof specifications to hand
- Test new membranes before covering them
If anything in the report isn’t clear, ask us. We will explain what was found and what it means.
Consider testing a new membrane before it is covered. Finding breaches is simpler at that stage.
What affects the price in Row Green
We confirm the price for your roof before booking. This is what makes a difference:
- Any need for thermal images or a drone flight
- The size of the roof
- Building height and the viewpoints available
- Chimneys, valleys, parapets and other details
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for your survey before you book.

Some details help us point you to the right survey and price. When you contact us, it’s useful to mention:
- Why you want a survey: buying, a leak, a storm or new work
- Where water is showing inside, if it is
- Dates you are working to, such as exchange
- How the loft is reached, if there is one
Most bookings start with a short call: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
Common roof problems in Row Green
When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs though it depends on the layers.
Most people get in touch when they’ve noticed one of these:
- Patched roofs that still leak
- Punctures from foot traffic or tools
- A flat roof leak that cannot be traced
- Waterproofing to test before it’s covered
If yours is one of the older homes in the streets near The Church in Great Notley, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
What to check before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether you can ask questions once you have the report
- Their report turnaround times
- Whether the inside of the roof is included
