Electronic leak detection in Halstead
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. Common reasons to book are repairs that haven’t stopped the leak and a flat roof leak that can’t be traced, across commercial flat roofs, green roofs and liquid-applied waterproofing.
Around Halstead, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed. Each kind of covering, from felt to rubber and GRP, is checked in its own way. We do not test for asbestos, but our reports may flag materials that could contain it.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Flat roofs in Halstead
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Hedingham Castle, about 3.8 miles north-west, is one of the historic houses in the wider area around Halstead. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Congregational Church, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like Richard De Clare Community Academy, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What electronic leak detection does not cover
To be straight with you, a roof survey has limits:
- Parts of the roof covered by fixed equipment
- Moisture spread under the membrane
- Some conductive membranes
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.
What this survey covers
- Single-ply roofs
- Roof terraces and balconies
- Green roofs
- Commercial flat roofs
- Flat roof membranes
- Liquid-applied waterproofing
How the survey works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take a length of time set by the membrane area and the build-up, which we’ll explain when we quote. A typical visit in Halstead begins with the street side of the roof and then moves round the building. The back garden is frequently where extensions, dormers and rear slopes are best seen. The loft comes next, where there is safe access.
- First, you tell us about the roof build-up and where water is showing.
- The roof is assessed to see if electronic testing will work on it.
- The method depends on the membrane and what sits above and below it.
- We test the membrane and find where current is passing through it.
- We send a report with photos of each breach so your roofer can repair it.
How to prepare
- Have any paperwork from past roof work to hand
- Move anything stored under the loft hatch
- Leave side gates unlocked

Halstead questions
How do I find out if my home in Halstead is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you cover Halstead?
Yes, Halstead is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
How do you choose the testing method?
It depends on the membrane and the build-up. Low-voltage testing usually needs a wet surface and high-voltage methods need the membrane dry and exposed.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
What’s the price of ELD?
We quote for each roof individually. Send us details of the roof. Just ring 07833 053749 or email us for a quote.
Leave it or get it looked at?
Water trapped under a membrane can soak insulation and decking. Finding the breach sooner limits that. In a family home in Halstead, a small roof fault lets water into places you cannot see, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
Why book with us

Roof by roof
Inverted and paved roofs
Inverted roofs have the insulation on top of the waterproofing, which affects testing.
Liquid-applied waterproofing
Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Suitability for ELD depends on the system.
