Local flat roofs in Row Green

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Anyone responsible for a site like White Court School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Braintree station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If your house is among the older ones in the streets near The Church in Great Notley, flat-roofed rear additions and dormers added over the years are worth checking.

About our flat roof survey in Row Green

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please call 07833 053749 or drop us an email with the address and an idea of the roof’s size. Common reasons to book are splits and cracks in the covering and outlets choked with leaves and silt, on single-ply membranes, felt flat roofs and EPDM rubber.

Some older homes in villages like Row Green are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

Landlords, agents and block managers in Row Green

Letting agents and landlords in Row Green book surveys as well as homeowners. A written report with photos gives you a clear record of the flat roof.

Businesses and commercial landlords can book us too. Bigger roofs take more time.

Why get it checked now?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there is still time to plan the work. For older village homes like those around Row Green, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What you get with us

What we look for on each type of roof

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Keep clear of rooflights and fragile roof sheets
  • Check that new brackets or units haven’t damaged the covering
  • Book a survey every few years
  • Limit foot traffic on the covering

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

FAQs for Row Green

Is Row Green within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Row Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Does the report include photographs?

Yes. Photos are part of every report.

Does the weather affect the survey?

Light rain doesn’t normally stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Row Green, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Tell us about parking before the day
  • Check we can get to the back of the property
  • Make sure pets are kept safely away
