Great Notley Flat Roof Survey
Get a clear view of the flat roof at a property in Great Notley from an independent roof surveyor. We visit on weekdays and at weekends.
- Failed seals around rooflight kerbs
- Raised blisters across the surface
- Splits, cracks and crazing
Flat roof survey in Great Notley: what you get
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey single-ply membranes, felt flat roofs and mastic asphalt, and people most often book us about raised blisters across the surface and leaks around rooflights.
In a smaller place like Great Notley, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. Some parts of a survey depend on the weather, so a visit to Great Notley is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from the ground, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
- Agree roof access with the managing agent if it is shared

Advice
What we look for on each type of roof
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
What affects the price in Great Notley
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Extensions, dormers and garages with roofs of their own
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
- If the survey needs thermal imaging or a drone
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.
Getting in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- The address and postcode of the property
- Any photos you have, taken from the ground or a window
- Anything about access we should know
- Any marks or damp showing indoors
Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.
For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.
What a flat roof survey looks like in Great Notley
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Braintree station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like White Court School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near The Church in Great Notley, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What a flat roof survey does not cover
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- An exact number of years the roof has left
- Hidden layers beneath the covering
- Parts of the roof that are not safe to walk on or view
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

Your questions about flat roof surveys in Great Notley
Will you come out to Great Notley?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Great Notley is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What do I do with the report?
You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Do you take photos of the roof?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
How long is the visit?
Expect it to take an hour or two for a house, with bigger or more complicated roofs taking longer. You will then get the report by email, on the timescale of your package.
How fast do I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will explain what’s needed.
