Flat roof surveys in The Green

Roof by roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

About our flat roof survey in The Green

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed raised blisters across the surface and edge trims that have lifted or split, a survey will tell you what’s going on, on upstands and outlets, felt flat roofs and mastic asphalt alike.

In a small place like The Green, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

Where we cannot see part of the flat roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Prices for flat roof surveys in The Green

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Getting in touch

Before you get in touch, it helps to have:

  • How the loft is reached, if there is one
  • Where water is showing inside, if it is
  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.

Flat roof surveys in The Green: local notes

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you own a rental within reach of Cressing station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Cressing Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to St Barnabas: the joins between later flat roofs and the old walls are where problems usually start.

How the survey works

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. The survey typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around The Green, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Useful tips for The Green property owners

There’s plenty you can do without going near the roof. What helps most:

  • Look for standing water a day after rain
  • Note the date and type of any roof work
  • Keep outlets clear of leaves and moss
  • Check ceilings under the roof for damp patches

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
