Flat roof survey in White Notley: what you get

Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’ve noticed splits, cracks and crazing and edge trims that have lifted or split, we can find out what’s behind it.

In a village or hamlet like White Notley, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

What this survey cannot tell you

It is a careful look at the flat roof, not the whole story. The main limits are:

  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A fixed date for when the roof will need replacing

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. What our survey covers.

What we look at

  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

Flat roof surveys in White Notley: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For landlords with property near White Notley station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like New Rickstones Academy will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

White Notley: your questions answered

Do you cover White Notley?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in White Notley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

What does ponding on a flat roof mean?

Ponding is worth looking into. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Signs you need a flat roof survey in White Notley

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Signs worth acting on include:

  • Raised blisters across the surface
  • Outlets that hold water back
  • Gaps at upstands and abutments
  • Damaged trims at the roof edge

If yours is one of the older homes in the streets near Church of St Ethelreda, the flat roofs on later extensions tend to wear out long before the main roof.

Questions to ask before you book

  • Will the report include photos?
  • Whether the roof space is looked at, where there is one
  • What follow-up you get after the report
  • How long the report takes to arrive

What to expect from a roof survey

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near White Notley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a report with photographs and our recommendations.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Have any questions written down, so nothing gets missed
  • Mention any parking restrictions on your street
