Flat roof survey in Hawbush Green

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about loose or cracked edge trims and blocked or damaged outlets, we can find out what’s behind it, whatever the roof.

Flat roofs on exposed homes in small places like Hawbush Green take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Prices for flat roof surveys in Hawbush Green

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • Features like valleys, chimneys, dormers and parapets

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and a few details. We will confirm the figure before booking.

What to let us know when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us with the address and the days you’d prefer.

What happens on the day

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Hawbush Green, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

What we look for on each type of roof

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.

Common questions in Hawbush Green

Is Hawbush Green in the area you cover?

Yes, Hawbush Green is within the area we cover. We work right across London and South East England. Just call 07833 053749 or email us and tell us about the property.

Does a conservation area affect roof work in Hawbush Green?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

What if it rains on the day?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Useful tips for Hawbush Green property owners

A survey works best with a little help from you, before and after. Tips:

  • Never stand on rooflights or fragile sheeting
  • Ask whoever fits equipment on the roof to make good the covering
  • Look for standing water a day after rain
  • Clear roof outlets and gutters each autumn

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Honest limits

It is a careful look at the flat roof, not the whole story. Its limits include:

  • A promise that the roof won’t leak in future
  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and does not.

Flat roof surveys around Hawbush Green

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take a building like Cressing Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If your house is among the older ones in the streets near Parish Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Cressing station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.
