Chimney survey in Row Green: what you get
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. If you are worried about gaps in the mortar around the pots and redundant stacks capped without ventilation, a survey will tell you what’s going on.
In a small place like Row Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Useful tips for Row Green property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- File photos of the stacks with your home records
- Ask about consent before removing a chimney on an older property
- Remove aerials or dishes from the stack if they’re no longer needed
- Glance at the stacks from the street now and then
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations for a leaning stack
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
- Whether the flue is safe to use
If in doubt, call 07833 053749 or email us and we will suggest the right survey. What a survey covers and doesn’t.
What we look at
- Lead flashings
- Flaunching
- Chimney pots and cowls

Row Green: your questions answered
Is Row Green within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can a landlord with a rental near Braintree station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details, and we’ll talk through which survey suits.
What will the report tell me?
A written report with photos, explaining the condition of the chimney stack, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
What should I do with a chimney I do not use?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Chimney surveys in Row Green: local notes
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you let a flat or house near Braintree station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like White Court School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as The Church in Great Notley are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Leave it or get it looked at?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. In a small place like Row Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

How the survey works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about 1–2 hours for most houses, and more on a big or complicated roof. For a village or hamlet like Row Green, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- Keep pets inside or away from the areas we’re looking at
- Have any paperwork from past roof work to hand
Book a survey

Advice
What affects the price in Row Green
All our prices include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- Roof area
- The use of thermal imaging or a drone
To find out what your survey will cost, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.
What we need to know
To price your survey accurately, we will ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- What made you get in touch
- The style of property, from a terrace to a block
- The address and postcode of the property
Photos help, if you have them. Take them safely from ground level or a window. To get started, call 07833 053749 or send us an email.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
