Chimney survey in Young's End: what you get
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. If you’re worried about gaps where the stack meets the roof and pots or cowls that look unsafe, a survey will tell you what’s going on, on lead flashings, chimney pots and cowls and brick chimney stacks alike.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
We keep jargon out of it: if work is needed, the report says so clearly.

Tips that help
A little preparation and a few simple habits help. Some pointers:
- Keep track of stains on chimney breasts
- Leave close inspection to people with safe access
- Have the flue swept and checked if you use the fire
- File photos of the stacks with your home records
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it’s easy to follow.
Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
Young's End questions
How do I find out if my home in Young's End is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Cressing station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.
How quickly is the report sent?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Do you inspect shared chimneys?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
Why is my chimney breast damp?
It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What else we do in Young's End
What we do, step by step
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Young's End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Before the survey
- Check the loft hatch can be reached
- Have keys ready for side gates, garages or roof access doors
- For flats, check roof access has been agreed

Local roofs in Young's End
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like White Court School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Cressing station, a dated record of the roof is useful when planning maintenance across a let. Living close to Cuckoo Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Why act early in Young's End
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. Older cottages and farmhouses around Young's End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Booking your survey
You don’t need to know any roofing terms. Just tell us:
- Where water is showing inside, if it is
- What made you get in touch
- Your timetable, such as an exchange date
- What kind of property and roof it is
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Honest limits
To be straight with you, a roof survey has limits:
- Whether the flue is safe to use
- Structural calculations for a leaning stack
- Checks on boilers, fires or their flues
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.
