Common roof problems in Great Notley

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Most people get in touch when they’ve noticed one of these:

  • Ponding or splits on flat roofs
  • Loose ridge or hip tiles
  • Ceiling stains reported by tenants
  • Flashings that have come away

Landlords with a home close to Braintree station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • What experience they bring
  • Whether the loft is part of the inspection
  • Whether you get a written report with photos
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

About our landlord roof survey in Great Notley

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you’ve noticed loose ridge or hip tiles and damp or stains in top-floor flats, a survey will tell you what’s going on.

Trees around homes in smaller places like Great Notley drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

How it works

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. A visit to Great Notley is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • For flats, make sure roof access has been agreed
  • Leave side gates unlocked

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

What to let us know when you contact us

A little information up front helps. Please include:

  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, such as pitched or flat

To book a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

What we cannot see

  • Parts of the roof we can’t safely see or access
  • Walls, floors and services beyond the roof
  • Asbestos testing of roof sheets or soffits

Great Notley questions

Can a landlord with a rental near Braintree station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.

Do you cover smaller places like Great Notley?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long will you be at the property?

Expect it to take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. You will then get the report by email.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Practical tips

From years of surveys, a few habits stand out:

  • Keep roof surveys on a rolling plan
  • Make leak reporting easy for tenants
  • Get legal advice on lease responsibilities
  • File each roof report for future reference

The report can feed straight into a maintenance plan. You can start with the urgent items and plan the rest over time.

Keep the loft space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.

Local roofs in Great Notley

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Trees in and around Cuckoo Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For an older house near a landmark like The Church in Great Notley, its roof may have old fixings, lead flashings and chimneys that need a closer look.
