How a landlord roof survey works in Bocking

Landlords frequently book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photographs and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. If you’ve noticed cracked or leaning shared chimneys and choked outlets and gutters, we can find out what’s behind it.

In a smaller place like Bocking, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Parking around Bocking is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached

Advice

Bocking homes and their roofs

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Braintree station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as St Francis Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Bocking is about 1 mile west of Braintree, in Essex. From houses to flats and shops in Bocking, the roof can be surveyed. Bocking is one of the towns and villages in Essex we cover. There is also a page for Chelmsford.

Landlord roof surveys in CM7 work the same way as everywhere else we cover. We cover properties on Clare Road, The Avenue and Mount Road. If you are just outside Bocking, we cover Braintree (1 mile east), Great Notley (2 miles south-west), Panfield (2 miles north-west), Rayne (2 miles west) and Row Green (2 miles south). Within a short drive, we also cover Colchester (15 miles east), Chelmsford (10 miles south), Maldon (12 miles south-east), Witham (7 miles south-east), Camulodunum (14 miles east) and Halstead (5 miles north-east).

Signs you need a landlord roof survey in Bocking

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition and how soon.

People usually book a survey when they’ve noticed one of these:

  • Ceiling stains reported by tenants
  • Cracked or leaning shared chimneys
  • Flashings that have come away
  • Splits and blisters in flat roof coverings

Living close to Bocking Blackwater is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Questions to ask before you book

  • What the report includes, and whether it has photos
  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included
  • Their insurance cover

Bocking questions

I let a flat near Braintree station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or use the contact form and tell us about the building.

Does a conservation area affect roof work in Bocking?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Bocking in your area?

Yes. Our area covers London and South East England, and that includes Bocking.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

How do I arrange a landlord roof survey in Bocking?

To book, ring 07833 053749 or drop us an email and tell us the address and what you want to find out. We’ll confirm the price and agree a day with you.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Roof by roof

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. We inspect them as far as it’s safe to see.

What affects the cost of landlord roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • Whether it’s a home or a commercial building

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What to tell us when you get in touch

A few details help us recommend the right survey and price. When you contact us, let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • What made you get in touch

To get a price for landlord roof surveys in Bocking, phone 07833 053749 or use the contact form. The address, the type of property and what you need to know help us price the survey accurately.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Keep the loft hatch clear and reachable
  • Give tenants a simple way to report leaks
  • Don’t wait for a leak to survey the roof
  • Check your lease or ask a solicitor about who pays

We do not advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem normally is.
