Chimney survey in Bocking: what you get
A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed damp on a chimney breast inside and unused flues sealed without airflow, we can find out what’s behind it, on lead flashings, shared and party-wall stacks and chimney pots and cowls alike.
Around Bocking, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Questions from Bocking
I let a flat near Braintree station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Does a conservation area affect roof work in Bocking?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Is a chimney survey the same as a flue inspection?
No. It is not a flue, sweep or gas safety inspection. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.
Do you need to go on the roof to check the chimney?
We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.
How do I book a survey in Bocking?
The quickest way is to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll suggest the right survey. Surveys run on any day of the week.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
What does a chimney survey cover?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.
Roofs, chimneys and gutters in Bocking
Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Trees in and around Bocking Blackwater shed leaves that can end up in nearby gutters. Take a building like St Francis Catholic Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Braintree station may find that a dated record of the roof is useful when planning maintenance across a let.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.
What happens on the day
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most homes, a little longer where there are several stacks. You’re welcome to ask questions while we’re there. A visit to a smaller place like Bocking is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.

Advice
What affects the cost of chimney surveys
We confirm the price for your roof before you book. These are the things that affect it:
- The package you choose: Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.
What to let us know when you contact us
We will usually ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
- Why you want a survey: buying, a leak, a storm or new work
- The kind of building and roof involved
Unsure which package suits your roof? It’s easiest to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.
Why get it checked now?
A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose and the job gets bigger. Around Bocking, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
Every price we give includes VAT. Chimney survey starts from £150, including VAT. You’ll know the price for the job before booking.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
How the survey changes by roof type
Chimney breasts and the loft
In the loft, staining around the stack frequently shows where water is getting in. We record what we see with photos.
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.
