Gutter surveys near Bocking

Gutter survey in Bocking: what you get

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey valley gutters, downpipes and parapet and box gutters, and people most often book us about gutters packed with leaves or moss and rotten fascias or stained soffits.

Houses in smaller places like Bocking can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

How we price gutter surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can be seen safely
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

If you can, have these to hand when you contact us:

  • The property’s address and postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • Any marks or damp showing indoors

When you are ready to go ahead, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey will not do:

  • Parts of gutters that cannot be seen safely
  • The inside of a downpipe along its whole length
  • The inside of buried drains

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

What we look at

  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters

  • Eaves gutters

Bocking: your questions answered

How do I find out if my home in Bocking is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Braintree station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or send us an email for a price.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.

Different roofs, different checks

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.

Do you need a gutter survey in Bocking?

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

Here are some of the things we see often:

  • Overflowing valley or parapet gutters
  • Hoppers and outlets full of debris
  • Downpipes that are split or coming away
  • Leaves and moss blocking gutters

For site and facilities teams at buildings such as St Francis Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • How long the report takes to arrive
  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for a house, and about three to four hours for a commercial roof. Parking around Bocking is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it’s shared

Advice

Roofs, chimneys and gutters in Bocking

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Braintree station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Homes near green spaces such as Bocking Blackwater can get more leaves in their gutters in autumn.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look for downpipes coming loose
  • Keep climbers away from the eaves
  • Get the gutters cleaned out every year
  • Leave gutter checks at height to someone equipped for it

If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
