Gutter survey in Panfield: what you get
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. Common reasons to book are cracked or loose downpipes and dripping or leaking gutter joints, across downpipes, fascias and soffits and eaves gutters.
In a village or hamlet like Panfield, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Blockages deep inside downpipes
- Parts of gutters that can’t be seen safely
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Roofs, chimneys and gutters in Panfield
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you look after a building such as Edith Borthwick School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Parish Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Panfield questions
I let a flat near Braintree station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Does a conservation area affect roof work in Panfield?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you test soffits or gutters for asbestos?
No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What happens after the survey?
The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
Will you look at parapet and box gutters as well?
Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.
Signs you need a gutter survey in Panfield
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
Problems we come across often include:
- Dripping or leaking gutter joints
- Water backing up from a hidden gutter
- Gutters that have fallen out of line
- Rotten fascias or stained soffits
Landlords with a home close to Braintree station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
Choosing a roof surveyor
- Their drone registration, if they fly one
- Whether the loft space is looked at, where there is one
- Which parts of the roof they’ll actually see
- What’s outside the scope of the survey
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere as small as Panfield, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Check we can get to the back of the property
- If the roof is shared, arrange access with whoever manages the building
Booking a survey
Not sure which survey you need? It’s easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Tips from our surveys
You don’t need to be a roofer to help. What helps most:
- Look out for overflows when it pours
- Keep climbers away from the eaves
- Check from ground level or a window, not a ladder
- Note any damp stains below the gutters
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Have your gutters cleared at least once a year or more often near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.
Why it’s worth a survey now in Panfield
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Older cottages and farmhouses around Panfield can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
