- Water backing up from a hidden gutter
What we’re asked to look at in Rayne
Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.
Things that frequently lead to a survey include:
- Soffits marked by water
- Overflowing valley or parapet gutters
- Hoppers and outlets full of debris
- Gutters full of debris and silt
The streets around a church like Church of All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How long they’ve been surveying roofs
- Is there a chance to talk the report through?
- What the report includes, and whether it has photographs
Gutter survey in Rayne
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It is an easy job to put off but it rarely improves. We survey valley gutters, eaves gutters and fascias and soffits, and people most frequently book us about blocked outlets and hoppers and overflowing eaves gutters.
Some older homes in villages like Rayne are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
We keep jargon out of it: if work is needed, the report says so clearly.

What happens on the day
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. In a small place like Rayne, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.

Advice
What happens if roof problems are left?
Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without one, it’s guesswork from ground level. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Roofs, chimneys and gutters in Rayne
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you look after a building such as Rayne Primary and Nursery School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Cuckoo Wood shed leaves that can end up in nearby gutters.

Rayne questions
How do I find out if my home in Rayne is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Rayne within the area you cover?
Yes, Rayne is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How much time does the visit need?
A visit usually takes roughly 1–2 hours for a house, or half a day or so for a commercial building. We’ll give you an idea when you book.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Do you climb onto every roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
What’s the price of a gutter survey?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or drop us an email.
Useful tips for Rayne property owners
These tips come from what we see on roofs every week:
- Book gutter clearing once a year, more frequently near trees
- Check from ground level or a window, not a ladder
- Include valley, parapet and box gutters when clearing
- Look for downpipes coming loose
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.
Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

How we price gutter surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The roof’s overall size
- Features like valleys, chimneys, dormers and parapets
- How tall the building is and how easy the roof is to see
- Whether it is a home or a commercial building
Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
