How a roof survey works in CM7
Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey lead flashings, clay and concrete tiles and the roof space, and common reasons people get in touch are valley linings that have cracked or split and gutters that overflow in heavy rain.
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for most homes, depending on how many separate roofs there are.
- You tell us about the property and any concerns.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Roof surveys across CM7: local notes
Older homes across CM7 frequently keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In CM7, as elsewhere, exposed details are where damage shows first.
Braintree: For site and facilities teams at buildings such as Great Bradfords Infant and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Braintree station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Landlords, agents and block managers in CM7
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Why act early?
It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.
Questions to ask before booking
- What experience they bring
- What insurance they carry
- Which viewpoints they use to see the roof
- Whether you get a written report with photos
What a survey doesn’t cover
To be straight with you, there are limits to any roof survey:
- What’s under the slates, tiles or felt
- Structural calculations (that’s a structural engineer’s job)
- A promise that the roof will not leak in future
Roof by roof
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.
Clay plain and peg tiles
Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.
Why roofs fail
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It can look like a leak, and it needs a different fix.
We’re often asked to look at:
- Slipped, cracked or missing slates and tiles
- Leaning or weathered chimney stacks
- Debris building up in roof valleys
- Standing water on a flat roof
CM7 questions
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
How long will you be at the property?
Allow about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. We’ll confirm what to expect when we arrange the visit.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. You get a written report with photos and recommendations.
Can you look at a roof that is joined to next door?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
What’s the best way to book?
The quickest way is to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof. Surveys run seven days a week.
