Roof survey in Bocking Churchstreet: what you get
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’re worried about torn or sagging underlay and blocked, sagging or leaking gutters, we can find out what’s behind it, on natural slate, chimney stacks and clay and concrete tiles alike.
Around Bocking Churchstreet, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we look for on each type of roof
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

Roof surveys in Bocking Churchstreet: local notes
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Bocking Blackwater is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take a building like Bocking Church Street Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What we do, step by step
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two for most homes, depending on how many separate roofs there are. In a smaller place like Bocking Churchstreet, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

Advice
Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
When to book a survey in Bocking Churchstreet
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
People normally book a survey after spotting something like this:
- Condensation or damp timbers in the loft
- Flashings that have come away from the wall
- Loose chimney pots
- Worn or blocked valleys
If you own one of the older houses in the streets near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor
- Whether you get a written report with photos
- How long the report takes to arrive
- Whether the price includes VAT
- What’s outside the scope of the survey
What we can’t see
Before you book, it is worth knowing what a survey won’t do:
- Faults hidden behind ceilings or boarding
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- An exact number of years the roof has left
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and doesn’t.
