What a roof survey looks like in Gosfield

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Church of St Catherine are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Braintree station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Gosfield Community Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Roof survey in Gosfield: what you get

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey natural slate, lead flashings and the roof space, and the problems we’re asked to look at most are gutters that overflow in heavy rain and lifted, split or missing lead flashings.

Older buildings in small places like Gosfield may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • A structural engineer’s report
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Lead flashings
  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs
  • Clay and concrete tiles
  • Chimney stacks

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Around Gosfield, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand

Booking a survey

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, call 07833 053749 or email us.

Related advice

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.

Tips that help

Small things make a difference. Some pointers:

  • Watch for slipped slates after bad weather
  • Let us know about past leaks
  • Hold on to the report for future surveys
  • Include dormers, porches and garages when you book

We email the report to you, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

FAQs for Gosfield

Does a conservation area affect roof work in Gosfield?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you survey roofs for landlords with property near Braintree station?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details.

Will the report say how many years my roof has left?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you work in Gosfield?

Yes. We survey roofs across London and South East England, and that includes Gosfield.

Why it is worth a survey now in Gosfield

Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. Older cottages and farmhouses around Gosfield can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.
