Great Bardfield: your questions answered
Will you come out to Great Bardfield?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Does a conservation area affect roof work in Great Bardfield?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Can you look at a roof that’s joined to next door?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Do you go up on the roof?
Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
Roof survey in Great Bardfield
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey natural slate, flat roofs and the roof space, and people most frequently book us about leaning or weathered chimney stacks and gaps in the roof where coverings have gone.
Some older homes in villages like Great Bardfield are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

How we price roof surveys
All our prices include VAT. The things that change the price are:
- How big the roof is
- If the survey needs thermal imaging or a drone
- Whether it is a home or a commercial building
- The package you choose: Basic, Standard or Premium
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
If you can, have these to hand when you contact us:
- Pictures from the garden or a window, if you have them
- Anything about access we should know
- Any marks or damp showing indoors
- What made you get in touch
To book a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Great Bardfield, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from each safe vantage point outside.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit
- Unlock side gates and any roof access doors
- Leave a clear route to the loft
- Let us know about parking before the day

Advice
Different roofs, different checks
Natural slate
Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Ask about a flat roof on an extension or garage too
- Stay off ladders and the roof
- Mention any damp patches when booking
- Photograph stains when they appear
Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.
Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Roof surveys in Great Bardfield: local notes
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
For site and facilities teams at buildings such as Great Bardfield Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Parish Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.
