New roof snagging in Scotland Street

About our new roof snagging in Scotland Street

Replacing a roof costs a lot, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. We survey loft conversions and dormers, flashings and valleys and ridges and verges, and common reasons people get in touch are ridge and hip tiles not properly fixed and tiles or slates sitting out of line.

Somewhere as small as Scotland Street, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Signs you need new roof snagging in Scotland Street

Most householders can’t get a good look at their new roof. From the pavement, many faults are invisible before you pay.

Here are some of the things we see frequently:

  • Cracked or slipped new tiles or slates
  • Vents that weren’t fitted or are covered
  • Cracked mortar at the ridge or hips
  • Verge tiles or slates not secured

If you live in an older home near St Mary's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Choosing a roof surveyor

  • Will the report include photos?
  • Is there a chance to talk the report through?
  • What the survey will not cover
  • How long they’ve been surveying roofs

What’s in a roof survey

Your questions about new roof snagging in Scotland Street

Will you come out to Scotland Street?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Scotland Street is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll plan the survey around it.

What new roof snagging doesn’t cover

It’s useful to know what a survey will not do before booking:

  • Fixings and underlay hidden under the coverings
  • Legal advice on your contract
  • A promise that the roof will not leak

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Why act early in Scotland Street

Offcuts left in a gutter can block it that soak walls. Finding it now is simpler than tracing damp later. Where a roof is exposed, as many are in small places like Scotland Street, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere like Scotland Street needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photographs.

How to prepare

  • For flats, check roof access has been agreed
  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
