Roof leak investigation in Scotland Street: what you get

The aim is to find where the water is getting in and explain it. You get a report with photographs showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. If you’ve noticed wet patches on loft insulation and damp ceilings under a flat roof, a survey will tell you what’s going on, on slate and tile slopes, valleys and parapet gutters and rooflights and dormers alike.

For a small place like Scotland Street, the inspection is the same as anywhere: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Signs you need a roof leak investigation in Scotland Street

A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the roof space.

We’re frequently asked to look at:

  • Damp walls below an overflowing gutter
  • Water dripping from rafters or underlay
  • Damp underlay across a wide area
  • Stains around a skylight

For site and facilities teams at buildings like Stoke-by-Nayland Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Before you book anyone

  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the survey won’t cover
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

Leave it or get it looked at?

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching and have an electrician check it. Then the source needs tracing. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we look for on each type of roof

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

Useful tips for Scotland Street property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Catch drips in a bucket and protect the floor
  • Tell us if there are tanks or pipes in the loft
  • Take dated photos of the leak
  • Let us know what has already been tried

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.

Common questions in Scotland Street

Is Scotland Street within the area you cover?

Yes. Scotland Street is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Scotland Street is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it’s useful, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

How long does a roof leak investigation take?

Allow roughly 1–2 hours, more where the leak is intermittent or the roof is large. We’ll confirm what to expect when we arrange the visit.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Roof leak investigations around Scotland Street

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. The covering and its details give the first clues when tracing where water is coming from. With Castle House about 4.8 miles south-east, Scotland Street sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you live in an older home near St Mary's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours, more where the leak is intermittent or the roof is large. For a village or hamlet like Scotland Street, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before the survey

  • For flats, make sure roof access has been agreed
  • Keep pets in another room
  • Find any records of previous roof work
