What we are asked to look at in Withermarsh Green

Vents can be left out, or insulation pushed against the eaves. Without enough airflow, condensation can build up in the roof space.

Typical things we’re asked to look at include:

  • Vents that weren’t fitted or are covered
  • Gutters blocked by building debris
  • Gaps at new flashings
  • Underlay ending short at the eaves

For any home in Withermarsh Green, it’s the small, early fault that is cheapest to put right.

How new roof snagging works in Withermarsh Green

We carry out new roof snagging in Withermarsh Green and across London and South East England. A visit normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. We inspect as far as it’s safe to see including by drone where it applies. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. We are often asked to look into ridge and hip tiles not properly fixed and underlay at the eaves left exposed, on new-build homes, ridges and verges and new flat roofs.

Some older homes in villages like Withermarsh Green are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Raise snags in writing with your roofer
  • File all paperwork for the new roof
  • Arrange the inspection before settling the final bill
  • Check lower roofs and walls after scaffolding comes down

You receive a photo-illustrated written report of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we need to know

You do not need to know any roofing terms. It is enough to tell us:

  • Any photos you have, taken from ground level or a window
  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch
  • Any deadline, such as an exchange date

Withermarsh Green questions

Is Withermarsh Green in the area you cover?

Yes. We work right across London and South East England, and Withermarsh Green is part of that. Just ring 07833 053749 or use the contact form and let us know about the property.

How do I find out if my home in Withermarsh Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What does a new roof inspection cost?

Prices start from £150, including VAT. The price depends on the size of the roof and the access. For a price, phone 07833 053749 or send us an email.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • Repair costs for putting snags right
  • Fixings and underlay hidden under the coverings
  • Legal advice on your contract

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

What we look at

  • Ridges and verges
  • New flat roofs
  • Loft conversions and dormers
  • Replacement roofs
  • New-build homes
  • Flashings and valleys

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Older roofs in small places like Withermarsh Green can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We ask what work was done and when it was finished.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Clear the way to the loft hatch
