About roof surveys in CM99

We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey ridges, hips and valleys, chimney stacks and lead flashings, and people most often book us about condensation or damp timbers in the loft and slipped, cracked or missing slates and tiles.

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

What you’ll pay

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

Roofs, chimneys and gutters across CM99

Older homes across CM99 often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.

We survey roofs across London and the South East, and CM99 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Springfield: If you let a flat or house near Beaulieu Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park like Chelmer Valley Riverside, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Landlord and commercial surveys in CM99

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

How the survey changes by roof type

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Leave roof access to professionals
  • Include dormers, porches and garages as you book
  • Take photos of any leaks as they happen
  • Find records of any re-roofing or repairs

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

What happens if roof problems are left?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can frequently spot it sooner.

Questions to ask before you book

  • Whether the roof space is looked at, where there is one
  • What the report includes, and whether it has photographs
  • How they plan to inspect the roof safely
  • What insurance they carry

FAQs for CM99

Do you work in CM99?

Yes. We survey roofs across London and South East England, CM99 included.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

What does a roof survey include?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
