Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check the outlets after the leaves fall
  • Look for standing water a day after rain
  • Note any new marks on ceilings beneath the roof
  • Never stand on rooflights or fragile sheeting

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

How a flat roof survey works in Springfield

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey felt flat roofs, GRP fibreglass and mastic asphalt, and common reasons people get in touch are water getting in at rooflights and raised blisters across the surface.

Outbuildings, garden rooms and garages in places like Springfield often have flat roofs of their own. They’re rarely looked at until something gets wet. It’s worth mentioning them as you book, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, like pitched or flat

How it works

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. A visit to Springfield is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Tell us about parking before the day
  • Gather any invoices or paperwork from past roof work

What a flat roof survey looks like in Springfield

Danbury Place, about 2.9 miles south-east, is one of the historic houses in the wider area around Springfield. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Shop and office owners around Bond Street Chelmsford may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. For landlords with property near Beaulieu Park station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Barnes Farm Junior School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

FAQs for Springfield

Do you cover smaller places like Springfield?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Springfield?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

Does the survey cover asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Do you give a life expectancy for the roof?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

What does the report include?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

Different roofs, different checks

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
