About our flat roof survey in Rayleigh

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey GRP fibreglass, single-ply membranes and mastic asphalt, and common reasons people get in touch are splits and cracks in the covering and ponding water that doesn’t drain away.

Shops, surgeries, schools and small business units in towns like Rayleigh often have flat roofs. Out of sight, they tend to be forgotten until a leak appears. A close look at outlets, upstands and the membrane itself shows where it stands. If someone else manages the building, let us know so roof access can be arranged.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What this survey cannot tell you

A survey is a careful look at the flat roof, but it cannot do everything. Its limits include:

  • Whether old sheeting or boards contain asbestos
  • Hidden layers beneath the covering
  • A fixed date for when the roof will need replacing

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a visit in Rayleigh, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there’s a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Leave side gates unlocked
  • Mention any parking restrictions on your street
  • If the roof is shared, arrange access with whoever manages the building

What a flat roof survey looks like in Rayleigh

The coast is about 5 miles or less from Rayleigh, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Anyone responsible for a site like Glebe Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of Holy Trinity: the flat roofs on later extensions tend to wear out long before the main roof.

Rayleigh is about 5 miles north-west of Southend-on-Sea, in Essex. Roofs in Rayleigh get the same thorough look as anywhere else in Essex. Across Essex, we cover Rayleigh. Our Chelmsford page covers surveys nearby.

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium

Booking your survey

Here’s what helps us most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
  • Dates you are working to, such as exchange

A quick phone call is usually the easiest start: ring 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Roof by roof

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Rayleigh questions

Do you carry out roof surveys in Rayleigh?

Yes. We cover the whole of London and South East England, and Rayleigh is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Does being near the coast affect roofs in Rayleigh?

Frequently, yes. Rayleigh is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you walk on the flat roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you give a life expectancy for the roof?

A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof normally takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

Signs you need a flat roof survey in Rayleigh

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Signs worth acting on include:

  • Signs of deflection in the roof deck
  • Splits and cracks in the covering
  • Failed upstands where the roof meets a wall
  • Outlets choked with leaves and silt

If you let a flat or house near Rayleigh station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Their report turnaround times
  • Whether the loft space is looked at, where there is one
  • What’s outside the scope of the survey
