Our roof survey service in CM2
A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey chimney stacks, flat roofs and the roof space, and people most often book us about crumbling chimney pointing or cracked flaunching and lifted, split or missing lead flashings.
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point outside.
- Inside, we check the loft space where there’s safe access.
- We email a report with photos and recommendations.

Homes and roofs across CM2
From Chelmsford, Moulsham and Springfield to its smaller places, buildings across CM2 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Our area covers London and South East England, including CM2. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Moulsham: Living close to Oaklands Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you look after a building like Our Lady Immaculate Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Honest limits
In fairness, a roof survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Walls, floors and services below the roof
- Faults hidden behind ceilings or boarding
How the survey changes by roof type
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
Lead flashings and valleys
Flashings and valleys are where many leaks start. That is why we look at them closely.
What a survey costs
To price your survey, we look at:
- Building height and the viewpoints available
- How big the roof is
- If the survey needs thermal imaging or a drone
- Commercial roofs and larger buildings
Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
There is no need for technical words. Just let us know:
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
- The type of building and roof, such as pitched or flat
- How the loft is reached, if there is one
Booking is simple: just call 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.
Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- Hold on to the report for future surveys
- Mention any flat roofs as well as the main roof
- Let us know about past leaks
- Keep a record of damp patches and dates
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
Surveys for landlords and agents in CM2
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Any of our surveys can be booked by landlords, agents and building managers in CM2. To discuss a property or a block, phone 07833 053749 or send us an email.
CM2: your questions answered
Can you survey in bad weather?
A survey can usually go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you look in the roof space?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
How do I book a survey in CM2?
Simply ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
