About our roof survey in Galleywood
Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. You get a written report with photographs and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’re worried about loose ridge or hip tiles and standing water on a flat roof, we can find out what’s behind it, on clay and concrete tiles, lead flashings and chimney stacks alike.
In a smaller place like Galleywood, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later.

Honest limits
To be straight with you, there are limits to any roof survey:
- How the roof will behave in every kind of weather
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that is a RICS home survey)
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

Your questions about roof surveys in Galleywood
I let a flat near Chelmsford station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
Does a conservation area affect roof work in Galleywood?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How much does a roof survey cost in Galleywood?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll explain what’s needed.
How long does a roof survey take?
It typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Keep a record of damp patches and dates
- Stay off ladders and the roof
- Ask about a flat roof on an extension or garage too
- Make sure we can open the loft hatch
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Homes around Galleywood often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

Advice
Local roofs in Galleywood
About 1.8 miles north-west lies Hylands, a reminder of how long the area around Galleywood has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Chelmsford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St Michael and All Angels: its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Galleywood Common shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Prices for roof surveys in Galleywood
Several things affect the price of a survey:
- How tall the building is and how easy the roof is to see

- How many separate roofs there are, such as extensions, dormers and garages
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Booking your survey
To price your survey accurately, we’ll ask about:
- Anything about access we should know
- When you need the report by
- What’s prompted the survey
- Any photos you have, taken from the ground or a window
We confirm the price for your roof before booking, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or email us.
Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What we look for on each type of roof
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Natural slate
From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.
