What affects the cost of pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • How big the roof is
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

To price your survey accurately, we will ask about:

  • Where water is showing inside, if it is
  • Dates you’re working to, like exchange
  • How the loft is reached, if there is one
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

Pre-purchase roof survey in Moulsham: what you get

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. We survey natural slate, the roof space and clay and concrete tiles, and people most often book us about a ridge or slope that dips and cracked flaunching or crumbling chimney pointing.

In a smaller place like Moulsham, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

Moulsham: your questions answered

Is my home in Moulsham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Moulsham?

Yes. Moulsham is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Being in a smaller place like Moulsham does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Unlock side gates and any roof access doors
  • Dig out any old roof reports or invoices

Arrange a survey

Once you know what you need, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Why get it checked now?

It’s tempting to skip the roof to keep a sale moving. We visit on weekdays and at weekends, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. In an older home around Moulsham, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

About 1.7 miles south-west lies Hylands, a reminder of how long the area around Moulsham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you live in an older home near Church of St John the Evangelist, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. What a pre-purchase roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether timbers meet design loads
  • How a seller will respond, or what the house is worth
  • Defects hidden under coverings or inside walls without opening up

Roof by roof

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
