Pre-purchase roof surveys for Broomfield homes and businesses

Broomfield homes and their roofs

Older buildings in Essex often have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you live in an older home near Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming. With Hylands about 4.5 miles south, the area around Broomfield has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Broomfield is about 2 miles north of Chelmsford, in Essex. Wherever you are in Broomfield, we can carry out pre-purchase roof surveys at your property, on a weekday, Saturday or Sunday. Across Essex, we cover Broomfield and the places around it.

Pre-purchase roof survey in Broomfield

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it is safe to get in. You get a photo-illustrated written report. We survey chimney stacks, clay and concrete tiles and lead flashings and valleys, and the problems we’re asked to look at most are damp timbers or stains in the loft and patch repairs that may hide an ongoing problem.

In a smaller place like Broomfield, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

What we look for on each type of roof

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

What affects the price in Broomfield

A few things affect what a survey costs:

  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Your timetable, like an exchange date
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Anything about access we should know

Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

What we’re asked to look at in Broomfield

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Look out for signs like these:

  • Loose pots and cracked flaunching
  • Damp timbers or stains in the loft
  • Blistered or split felt on a flat roof
  • Flashings that have lifted or split

For landlords with property near Beaulieu Park station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before booking anyone

  • When you will get the report
  • What they won’t be able to tell you
  • How long they’ve been surveying roofs
  • Whether you get a written report with photos

What a roof survey includes

What we can’t see

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • A structural engineer’s report
  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Flat-roofed extensions and dormers
  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey usually takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. Being in a smaller place like Broomfield doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photographs and recommendations before you exchange.

Getting ready for the survey

  • If you’re buying, let the agent know when we’re coming
  • Mention any parking restrictions on your street
  • Make sure pets are kept safely away

Is Broomfield in the area you cover?

Yes. We work right across London and South East England, and Broomfield is part of that. You can phone 07833 053749 or email us with the address and some details.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

Can I use the report to negotiate on price?

Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

Is a roof survey worth having alongside a home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
