Thermal roof surveys for Broomfield homes and businesses

Thermal roof surveys for homes and businesses in Broomfield

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just phone 07833 053749 or email us with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. If you’re worried about thin or uneven insulation in the roof and areas losing heat at the eaves and junctions, we can find out what’s behind it, on insulated roof spaces, loft conversions and ceilings below the roof alike.

Around Broomfield, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from the ground.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

When to book a survey in Broomfield

After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.

A survey makes sense if you’ve noticed:

  • Possible trapped moisture under a flat roof covering
  • Damp where roofs meet walls and chimneys
  • Moisture around outlets and upstands
  • Cold spots on ceilings under the roof

Anyone responsible for a site like Chelmer Valley High School will know that thermal images can show where wet insulation sits under a big flat roof.

Before booking anyone

  • How long they’ve been surveying roofs
  • Are they insured for the work?
  • Whether the inside of the roof is included
  • Will the report include photos?

What a good roof survey covers

How it works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. In a smaller place like Broomfield, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Jot down any questions you want answered
  • Keep pets out of the way during the survey

Thermal roof surveys in Broomfield: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Hylands, about 4.5 miles south, show how far back building in the area around Broomfield goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a shop, office or commercial unit, for example near Bond Street Chelmsford, large commercial roofs are often easiest to see by drone or thermal camera. Take an older house close to Church of St Mary the Virgin: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Broomfield is about 2 miles north of Chelmsford, in Essex. We carry out thermal roof surveys in Broomfield for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our area takes in places right across Essex.

Here we cover the CM1 and CM3 postcode area for thermal roof surveys. If you need a thermal roof survey at a property on Mandeville Way, Court Road and Gernon Close or a nearby road, we can survey it. Nearby, we also carry out thermal roof surveys in Little Waltham (1 mile north), Minnow End (1 mile north), Breeds (1 mile north-west), Patching (2 miles south) and Great Waltham (2 miles north-west). Within a short drive, we also cover Basildon (14 miles south), Braintree (9 miles north-east), Harlow (15 miles west), Brentwood (12 miles south-west), Maldon (10 miles east) and Billericay (10 miles south).

What we look for on each type of roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

Broomfield: your questions answered

Do you carry out roof surveys in Broomfield?

Yes. We survey roofs across London and the South East, and Broomfield is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Is Broomfield within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a thermal survey trace a roof leak?

It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible.

Does thermal imaging detect leaks directly?

No, not on its own. It shows temperature, and wet materials frequently behave differently from dry ones. That is why we check any patterns with moisture readings.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

What affects the price in Broomfield

All our prices include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

These details help when you contact us:

  • The reason for the survey, like buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We will confirm the price before you book.
