Useful tips for Broomfield property owners

There’s plenty you can do without going near the roof. What helps most:

  • File the report with your home documents
  • Let us know about past leaks
  • Stay off ladders and the roof
  • Watch for slipped slates after bad weather

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Keep the loft space ventilated. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.

How a roof survey works in Broomfield

We survey roofs in Broomfield and across London and the South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or send us an email. We are often asked to look into gaps in the roof where coverings have gone and standing water on a flat roof, on chimney stacks, the roof space and natural slate.

Trees around homes in smaller places like Broomfield drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Landlords, agents and block managers in Broomfield

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we need to know

A little information up front helps. Please include:

  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by

When you are ready to go ahead, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Leave it or get it looked at?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. Blocked gutters on homes around Broomfield overflow and soak walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Why book with us

  • Over 5,000 surveys carried out
  • Independent findings on the roof’s condition
  • Two decades and more of roof surveys
  • CAA-registered drone operator (Flyer ID and Operator ID)

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak in future
  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Natural slate
  • Ridges, hips and valleys

Broomfield: your questions answered

Will you come out to Broomfield?

Yes, Broomfield is on our map. A small place gets exactly the same survey as a big one.

Is my home in Broomfield listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How it works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for most homes, depending on how many separate roofs there are. Being in a smaller place like Broomfield does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building
  • Check we can get to the back of the property

Getting a price
