Roof survey in Breeds: what you get
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey lead flashings, clay and concrete tiles and natural slate, and people most often book us about loose chimney pots and valley linings that have cracked or split.
In a village or hamlet like Breeds, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

For landlords and managing agents
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
What happens on the day
We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around Breeds frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Make sure pets are kept safely away
- Leave side gates unlocked

Local roofs in Breeds
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
Take a building like Chelmer Valley High School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Beaulieu Park station, the gap between tenancies is a good time to have the roof looked at. If your home is one of the older ones in the streets near Church of SS Mary and Laurence, old fixings, lead flashings and tall chimneys are typical of older roofs.
Breeds is about 4 miles north of Chelmsford, in Essex. Breeds gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Essex.

Why it is worth a survey now in Breeds
Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed. Outbuildings and barns around Breeds are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations (that’s a structural engineer’s job)
- A full building survey of the property
- What’s under the slates, tiles or felt
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

- Clay and concrete tiles
- Natural slate
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

- Where the property is, with the postcode
- The type of building and roof, such as pitched or flat
- Photos of the roof, taken safely from the ground or a window
- What’s prompted the survey
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or email us.
FAQs for Breeds
Is my home in Breeds listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs for landlords with property near Beaulieu Park station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
How long does the visit take?
It normally takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Report times depend on the package.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
