Your questions about flat roof surveys in Breeds

Will you come out to Breeds?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Breeds?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

How long will you be at the property?

Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. We’ll confirm the timing when booking.

Is ponding on a flat roof a problem?

Standing water a day or two after rain normally needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Does the report include photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

How a flat roof survey works in Breeds

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. Common reasons to book are blistering in felt or asphalt and damaged trims at the roof edge, on upstands and outlets, felt flat roofs and single-ply membranes.

Older buildings in small places like Breeds may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Flat roof surveys in Breeds: local notes

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Anyone responsible for a site like Chelmer Valley High School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Beaulieu Park station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. The streets around a church like Church of SS Mary and Laurence are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start.

Honest limits

Before you book, it is worth knowing what a survey will not do:

  • Parts of the roof that are not safe to walk on or view
  • Whether old sheeting or boards contain asbestos
  • What’s under the membrane without opening it up

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

What we look at

  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Breeds, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

Landlords, agents and block managers in Breeds

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Why it is worth a survey now in Breeds

Flat roofs cannot normally be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. In a small place like Breeds, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

How the survey changes by roof type

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

How we price flat roof surveys

All our prices include VAT. What changes the price is:

  • Which survey package you book
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • How big the roof is

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • The kind of building and roof involved
  • When you need the report by
  • Access details, such as a loft hatch or a shared roof

To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.
