How a landlord roof survey works in Breeds
Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We are often asked to look into blocked gutters over flats and loose ridge or hip tiles, across rented houses, blocks of flats and gutters and downpipes.
Some older homes in villages like Breeds are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What affects the cost of landlord roof surveys
Not every roof costs the same to survey, for these reasons:
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- The size of the roof
- Which survey package you book
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.
Getting in touch
We will usually ask about:
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
Landlord roof surveys around Breeds
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you look after a building such as Chelmer Valley High School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of SS Mary and Laurence: its chimney, valleys and lead work are likely to be the parts that need attention first.

Tips from our surveys
You don’t need to be a roofer to help. What helps most:
- Book gutter clearing at least once a year
- Hold on to old reports to compare later
- Deal with urgent items first
- Get legal advice on lease responsibilities
Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.
Keep the roof space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.
Different roofs, different checks
Roof spaces and lofts
Looking inside the roof often tells us more. We go into the loft where it is safe, looking for staining, damp and daylight.
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. We give them close attention.
Breeds: your questions answered
Can a landlord with a rental near Beaulieu Park station book a roof survey?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is Breeds within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
How much is a survey?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How long does the survey take?
Expect it to take an hour or two for most houses, and more on a big or complicated roof. You’ll then get the report by email.
Do you need a landlord roof survey in Breeds?
A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.
Here are some of the things we see often:
- Damaged party-wall upstands or parapets
- Flashings that have come away
- Loose ridge or hip tiles
- Chimney stacks in poor repair
For landlords with property near Beaulieu Park station, the gap between tenancies is a good time to have the roof looked at.
Before you book any roof surveyor
- What the report includes, and whether it has photographs
- What insurance they carry
- Whether the loft is part of the inspection
- Is VAT included in the price?

Why get it checked now?
Defects caught early can frequently be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. In a small place like Breeds, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

What we do, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Somewhere as small as Breeds, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Preparing for the visit
- If you’re buying, let the agent know when we’re coming
- Let us know where we can park nearby
