Leaks and storm damage in Moulsham

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Knowing the roof type helps narrow down where water may be getting in. The wider area around Moulsham has a long history of building, with Hylands about 1.7 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near Church of St John the Evangelist, lead flashings, valleys and old chimneys are typical places for water to get in. Anyone responsible for a site like Our Lady Immaculate Catholic Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. Trees in and around Oaklands Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

How a storm damage roof report works in Moulsham

A storm damage roof report is priced from £150. It is a photo-illustrated written report, sent by email. It does not price the repairs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. What you get is an independent record of the damage and what seems to have caused it. If you’ve noticed roofs hit by falling trees and new damp or leaks inside, a survey will tell you what’s going on, on flat roofs, gutters and fascias and chimney stacks alike.

Chimney stacks on older houses around places like Moulsham can let water in, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it’s worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Tips that help

Getting the most from a storm damage roof report starts before we arrive and carries on afterwards. Some tips:

  • Ask a roofer for emergency temporary protection if water is coming in
  • Note the date and time you first saw the damage
  • Record any water damage in rooms and the loft
  • Take photos from the ground or a window, never by climbing

After the visit, we write up the report with photos of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Never climb onto the roof yourself.

Roof by roof

Ridge and hip tiles

A lifted ridge tile can let water into the roof. We photograph and describe the damage.

Chimney stacks

High winds can loosen pots, cowls and aerials on stacks. We record any damage we can see.

Why get it checked now?

If the damage is partly wear and tear, it is better to know. We record storm damage and older defects, so there are no surprises later. Around Moulsham, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Storm damage roof report starts from £150, including VAT.

  • A decision on your insurance claim
  • Repair costs or quotes for the work
  • What your policy covers, which depends on its wording

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • Gutters and fascias
  • Chimney stacks
  • Ridges and hips
  • Flashings
  • Slate and tile slopes
  • Flat roofs

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at a house, and longer if the damage is spread across a large roof. In a smaller place like Moulsham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Preparing for the visit

  • Let us know about parking before the day
  • If you are buying, let the agent know when we are coming
  • Have any questions written down, so nothing gets missed

Moulsham: your questions answered

Is Moulsham within the area you cover?

Yes, Moulsham is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Moulsham is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How long will you be at the property?

Time on site depends on the roof; most visits take about 1–2 hours at a house, and longer if the damage is spread across a large roof. The written report follows by email.

Can I check the roof after a storm?

Only from the ground or from windows. Do not use a ladder or go onto the roof. Binoculars can help you see damage from below and we will inspect the rest from safe positions.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we’ll plan the survey around it.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
