What new roof snagging doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Estimates of what fixes will cost
  • Whether the roof will leak in future
  • Deciding who is at fault in a disagreement

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

New roof snagging in Surrex

Our snagging inspections cover Surrex and the rest of London and South East England. Time on site normally takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Everything visible from safe vantage points is checked including by drone where it applies. You then get a report with photos. We inspect on weekdays and at weekends. Common reasons to book are cracked mortar at the ridge or hips and gaps at new flashings, across replacement roofs, loft conversions and dormers and new flat roofs.

Somewhere as small as Surrex, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What affects the price in Surrex

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What we need to know

Before you get in touch, it helps to have:

  • Any deadline, such as an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • The address and postcode of the property

When you are ready to go ahead, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Arrange the inspection before settling the final bill
  • Put any issues to your roofer in writing
  • Keep the contract and invoices together
  • Walk round the house to look for knock-on damage

The report lists each snag with photos and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

New roof snagging in Surrex: local notes

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside a good many post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Layer Marney Tower about 5 miles south-east, Surrex sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Kelvedon station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as St Peter ad Vincula are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Surveys for landlords and agents in Surrex

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

How the survey changes by roof type

Clay and concrete tiles

Tiles that do not sit flat can let rain in. Any that look wrong go in the report.

Valleys

Debris left in a new valley can block it. We note anything left behind.

Common questions in Surrex

Do you cover Surrex?

Yes. We survey roofs across London and South East England, and Surrex is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Will you come out to Surrex?

Yes, Surrex is on our map. A small place gets exactly the same survey as a big one.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.

How much time does a snagging visit need?

A visit normally takes about one to two hours for most homes, depending on how much new work there is to check. We’ll give you an idea when you book.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Surrex can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • Make sure pets are kept safely away
  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work
