New roof snagging in Little Tey: what you get

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, so it is worth raising early. It all goes in the report. We survey new-build homes, new flat roofs and loft conversions and dormers, and common reasons people get in touch are underlay ending short at the eaves and missing or blocked roof ventilation.

Some older homes in villages like Little Tey are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report records the new roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Little Tey can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. We send a report with photos of each snag.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
  • If it is not your property yet, arrange access through the agent

If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

What new roof snagging looks like in Little Tey

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 4.4 miles south-east lies Layer Marney Tower, a reminder of how long the area around Little Tey has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you let a flat or house near Marks Tey station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to Church of St James: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Little Tey is about 6 miles south-east of Halstead, in Essex. Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Arrange the inspection before settling the final bill
  • Send the snagging report to your roofer
  • Note the end of any warranty or defects period
  • Watch for gutters overflowing in rain

Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.

Why it is worth a survey now in Little Tey

Raising snags before the final payment is normally simpler. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. Outbuildings and barns around Little Tey are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What new roof snagging doesn’t cover

It’s a careful look at the new roof, not the whole story. The main limits are:

  • Deciding who is at fault in a disagreement
  • A promise that the roof will not leak
  • Nails and clips under the slates or tiles

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Replacement roofs
  • New flat roofs

Common questions in Little Tey

Do you cover Little Tey?

Yes, Little Tey is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Little Tey?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long will you be on site?

A visit typically takes between one and two hours for most houses, and more on a big or complicated roof. You will know roughly how long when we arrange it.

Can you see the fixings under the tiles?

No. We don’t open up the new roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or send us an email for a price.

Which parts of the roof does snagging cover?

We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
