About our thermal roof survey in Little Tey
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. You can ring 07833 053749 or send us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey ceilings below the roof, flat roofs and commercial roofs, and people most often book us about gaps in loft insulation and possible trapped moisture under a flat roof covering.
In a small place like Little Tey, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

What a survey costs
A few things affect what a survey costs:
- Whether it’s a home or a commercial building
- Basic, Standard or Premium
- The height of the building and how the roof can safely be seen
- How many separate roofs there are, like extensions, dormers and garages
Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.
Booking your survey
Getting the details right at the start saves time. It is useful to include:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- When you need the report by
- The type of building and roof, like pitched or flat
Booking is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.
What a thermal roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations, which need a structural engineer
- Hidden layers that need to be opened up to check
- Readings unaffected by sun, shade or reflections
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

Little Tey: your questions answered
Is Little Tey in the area you cover?
Yes, Little Tey is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or use the contact form and tell us about the property.
How do I find out if my home in Little Tey is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Which survey includes thermal imaging?
It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report.
What happens after the survey?
You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Will the camera show exactly where the water is?
Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.
Different roofs, different checks
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Parapets, valleys and junctions
Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.
Drones, thermal imaging and Little Tey roofs
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near Church of St James, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps. Layer Marney Tower, about 4.4 miles south-east, is one of the historic houses in the wider area around Little Tey. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera doesn’t touch the roof itself. Anyone responsible for a site like Honywood Community Science School will know that a drone or thermal camera can show a large roof in a single visit.

How it works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. Somewhere like Little Tey needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- The report sets out the images, what they suggest and what we recommend.
Before we arrive
- Point out any leaks or damp patches
- Leave a clear route to the loft
- Have any paperwork from past roof work to hand

Useful tips for Little Tey property owners
You do not need to be a roofer to help. Here’s what helps most:
- Check from the ground or a window, never by climbing
- Check outlets after heavy rain
- Keep a record of when stains appear
- Don’t switch the heating off ahead of the visit
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
Make sure loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.
Why act early in Little Tey
Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. In a place like Little Tey, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
